Self Storage Development Questions
Every self-storage development begins with important decisions long before construction starts. Questions about site layout, unit mix, rentable square footage, circulation, engineering, and project feasibility can have a lasting impact on a facility's success. This page answers common questions we receive from property owners, developers, and investors who want to make informed decisions before committing significant time and capital.
How do I determine the best unit mix for my self-storage development?
There is no universal best unit mix for a self-storage facility. The right mix depends on the property, the local market, nearby competition, development costs, and the long-term goals of the project. At UnitMix, we start by understanding the site's constraints and opportunities. We look at things like access, fire lanes, topography, circulation, building orientation, and local regulations, and then consider the market and competition. The goal isn't just to fit as many units as possible or just follow a generic industry template. It's to develop a layout and unit mix that supports long-term profitability and works for that specific property. Every site is unique, which is why we evaluate each project individually and develop a mix we would be comfortable investing in ourselves.
When should I bring UnitMix into my self storage project?
The best timing depends on where you are in the process. If you're just looking at a property and want to know if it's worth pursuing, we can talk through early site potential and market context before you make bigger investments. But, if you've already engaged a civil engineer, that's often an excellent time to bring us in. A preliminary engineering plan defines things like setbacks, buildable area, access, and constraints. And that clarity lets UnitMix focus on optimizing layout and unit mix inside the actual footprint. We don't replace your engineer, we complement them. Their job is to design to code. Ours is to help you make the most of the space you've got. Whether you're early in the conversation or further along, our goal is to help you make informed decisions that improve long-term outcomes.
How much self storage can I fit on my property?
There is no simple square-foot-per-acre formula that works for every self-storage property. The amount of rentable storage you can develop depends on the site's shape, zoning, setbacks, easements, access, fire requirements, drainage, topography, drive aisles, parking requirements and the type of storage being considered.
A property's total acreage is much less important than its actual buildable footprint. Once the site's constraints are established, UnitMix can evaluate building placement, circulation, unit orientation and unit mix to determine how efficiently the available area can be converted into rentable storage.
This is especially important on smaller, irregular or infill properties, where relatively small changes to a layout can have a significant impact on rentable square footage and project economics.
Can I add self storage to unused land on an existing property?
Yes. Unused or underutilized land on an existing commercial, multifamily or industrial property can sometimes create an excellent opportunity for self-storage development. The key is determining whether the remaining land can support a functional and financially worthwhile storage layout.
Existing buildings, parking, access, utilities, easements, fire access, drainage and circulation all affect how much of the unused area can actually be developed. The shape and location of the available land can also influence whether traditional drive-up storage, climate-controlled storage or another configuration makes the most sense.
UnitMix can evaluate the available development area and determine how building placement, unit orientation, circulation and unit mix can be optimized within the existing property's constraints. This type of analysis can be especially valuable before committing significant money to detailed engineering or construction documents.
